What Affects the Cost
Area size
Total square metres is the primary driver. Larger patios have lower unit costs because fixed costs are spread across more area.
Material choice
The choice of patio surface material is the single biggest variable in patio cost. Standard concrete flags are the lowest material cost. Indian sandstone, limestone, and block paving sit in the mid-range. Premium porcelain (large format), granite setts, and Brazilian slate are at the higher end. Existing garden and excavation depth
A garden that's essentially at the right level with a thin layer of topsoil needs less excavation than one with thick clay, deep topsoil, or rubble fill. The more that needs to come out, the more the excavation and disposal costs.
Sub-base requirements
All patios need a compacted sub-base. The depth depends on ground conditions. Poor or soft ground needs deeper sub-base work.
Bedding method
Indian sandstone and concrete flags are typically laid on a semi-dry mortar bed. Porcelain requires full-bed adhesive with an appropriate tile adhesive — this takes longer and the adhesive costs more than mortar. Natural setts can be laid on sand or mortar depending on application.
Jointing
Standard mortar pointing for natural stone. Flexible epoxy grout or proprietary pointing compound for porcelain. The material and method differ — and proprietary pointing compounds cost more than standard mortar.
Levels and steps
A flat patio at one level is the simplest installation. A patio with a level change, steps, or terracing involves significantly more work — forming steps, landings, retaining elements. Multiple level changes multiply this cost.
Drainage
Every patio needs to drain. A simple fall to the garden edge costs nothing extra. A channel drain or soakaway requirement adds to the project cost.
Sealing
Indian sandstone and limestone should be sealed on installation. Granite and concrete don't require it. Porcelain doesn't require sealing. The sealer adds a small cost to the total.
